Developed in 1998 and extended in 2002, Martland 350 is a well specified distribution facility comprising 346,526 square feet, situated in an established distribution park located within easy reach of the M6 motorway and Manchester airport.
When recently vacated, its planned maintenance programme included refurbishment to the PVC Plastisol factory coated roof sheets. By then, these were approaching their ‘re-paint decision time’, defined by sheet manufacturers as the point when a decision should be made whether to re-paint to extend the life of the roof sheeting.
GIROSIL RC (Profiled Metal Roof) and GIROSIL RC-G Gutter, were specified.
Since the profiled steel sheets themselves remained in good condition, the project management team at Savills BC in Manchester chose to recommend repainting the roof sheets. Whilst access and scaffolding arrangements were in place, the opportunity was also taken to refurbish the network of gutters servicing the roof.

Coated Steel Roof Sheets were exhibiting classic cut edge corrosion to the sheet ends, together with age related delamination of the factory applied coating.

Refurbishment specialists TMT entrusted the works to NSS Maintenance Ltd who, due to the limited project time frame specified GIROSIL®.
GIROLSIL® is a moisture tolerant repaint solution which allowed the project to continue through the winter/early spring and be brought in on time, whilst still providing a durable protection coating with a service life in excess of 20 years.
GIROSIL® is a BBA approved coating system that encapsulates the substrate to restore long -term protection to profiled metal roof sheets that incorporates treatment to the cut edges. It retains lasting flexibility and adhesion without cracking or peel. It can easily accommodate sheet movement and remains UV and temperature stable.
Fully moisture tolerant, it can be applied to wet surfaces and hardens to a tough elastic coating with high impact absorption and damage resistance. Being a one coat application, installation costs, site disruption and risks associated with working at height are all significantly reduced.
NSS first treated the roof to cut edge repair, preventing further corrosion to the critical lap joints and fixings followed by GIROSIL® RC coating, spray applied to a finish colour to match the original and surrounding roofs.
Simultaneously treating the gutters to the GIROSIL® RCG system, NSS completed all works ahead of schedule during challenging weather conditions using a skilled workforce fully trained by Giromax who provided regular site inspections and close technical support.
Both Savills and Landlord were delighted with the final outcome for which they received a performance guarantee for 20 years.
